DMP Properties invests in and manages its own portfolio of retail, office, medical office, and industrial property throughout California — hands-on, in-house, with no outside property manager standing between an owner's decision and what happens on-site.
DMP's portfolio spans four property types throughout California and select Western U.S. markets — home to a long list of the nation's most recognized retailers.

Anchored neighborhood and community shopping centers home to a mix of national and regional retailers.

Freestanding NNN retail buildings leased to major national tenants across Southern California.

Multi-tenant office and medical office buildings in some of the strongest submarkets in Orange County.

Functional single- and multi-tenant buildings suited to logistics, light manufacturing, and automotive service.
DMP Properties only manages assets owned by its own entities. There's no outside management contract, no absentee investor, and no layer of separation between the person who owns the building and the person deciding what happens at it — every property is an in-house, team effort from principals to property managers to support staff.
DMP is integrally involved in the day-to-day operations and decision-making at every property it owns.
Home to the pharmacies, grocers, and everyday retailers Southern California relies on.
DMP generally does not rely on outside sources for equity — acquisitions are handled efficiently, without delay, through strong borrowing relationships built over decades with local and national banks and insurance companies.
Call or email — a member of the DMP team responds directly, not a call center or a leasing hotline.
Discuss the space, the opportunity, or how a property fits our acquisition criteria — with someone who actually knows it.
See the space or site in person and talk through terms in plain language, no committee sign-off required.
In-house decision-making and strong lender relationships mean things move efficiently, without delay.
Daniel M. Perlmutter spent the 1970s as the managing dentist of a large Orange County dental group — investing in Southern California real estate on the side. His passion for real estate, and his desire to be hands-on with his own investments, led him to leave dentistry and found DMP Properties in 1983. Through the 1980s and '90s, that same hands-on approach helped DMP identify and acquire some of the best-located commercial property in Southern California.
Today, Dan's son Mark is the principal force behind the company's continued growth, building on the foundation his father established more than four decades ago — still an in-house, family-run operation.
